The financial aspect of selling your property is usually one of the important outcomes of this undertaking. How much will you end up with and if so, how much do you currently owe on the property? You must consult with your mortgage professional prior to proceeding any further. They will give you the information necessary to know exactly what the costs are to discharge your mortgage. Determining the amount of funds that you will have at the end of the sale will also allow you to determine what your options are moving forward.

Listing Your Home

Once you make the decision to sell your property, I will help you with the required documentation which includes a Listing Agreement. This agreement lays out the obligations we have towards one another and it also gives me permission to post your property on the MLS (Multiple Listing Service). The MLS is the database that REALTORS® use to inform each other that a property is available for sale. Experience and knowledge of the market will facilitate a pricing strategy that attracts potential buyers and promotes a fair valuation.

Exposure To Buyers

The MLS is the source that feeds into all the other property search tools you see. Aside from utilizing the MLS for exposure and information during the selling process, other factors that attract buyers and influence a higher valuation include increasing the property’s exposure to the market and physical appearance of the property. More specifically, open houses, print advertising, digital advertising, social media and signs will assist in reaching as many agents and buyers as possible. In addition, a degree of staging, renovating and/or cleaning will always increase the attractiveness and perceived value of your property. As your agent I will facilitate a combination of these things and their timeliness to create an effective marketing strategy.

Closing Procedures

Once you’ve accepted an offer and it becomes unconditional, I will help you coordinate the paperwork required by your lawyer and by your lender in a timely manner so transfer of ownership and the receipt of your proceeds will be seamless.
